You may know an old expression that loose lips sink ships – but it also holds true when it comes to selling your home. It is because there are few things you have to disclose to your home buyers – such as when your home was last painted or who was the architect of your home. But there are few things when you would be better off keeping your mouth shut.

Let' s discuss few things that sellers should never tell to buyers, or the agents representing them. "Less is more" attitude is something that you must adopt when it comes to talking with prospective buyers.

Your abode is definitely your dream home and in your eyes it must be perfect – but do not make claims that do not prove true with time. You may have towering claims but home inspection may reveal otherwise and as a seller, you may end up putting your foot in your mouth. There is no such thing as "perfect home" because every home, whether it is brand new or a resale, has something that needs to be fixed, replaced or improved upon.

Never discuss with prospective buyers for how long the home has been on the market for sale. If you are selling your home through online property portals, this kind of information may be listed on property detailed page. However, bringing up this information specifically can send wrong message to sellers. No one wants to buy a white elephant and if they buy, it' s probably because they think they are getting it at dirt cheap price.

When you have planned to sell your home, you must be thinking to sell it as soon as possible and in this hope, you may be tempted to tell a few little white lies. You may also have issues with your weird neighbours or have fungus issues in your basement. Realtors agree that such little white lies, no matter how insignificant they are, can come back to you. You may be tempted to mention few things about your home such as "We were just thinking to knock this wall down for more light." Or "We planned to renovate washroom but suddenly ran out of cash." Never speak when it comes to fixes you intended to address as no buyer cares about good intentions. It is because when you highlight about upcoming changes, it means that you alert potential buyer about upcoming cost. And they are not willing to spend more cash.
